Hi,

Most part of our constructions now could not be able to completed as what we had focused. Our sub contractors failed to commit this.

Beside reporting to our top management about this, what else should we do? Should we modify the focus completion date and add how many days of delay were requested by sub contractors? Or just leave the original focus date as what it is?

You comments will be very much appreciated.

Regards,
sanlen

Hi

Where there any constraits that hindered the contractors in delivering on time! They failed to deliver to agreed chedule, what are the reasons...
Reporting this issue to your top management [stakeholders, sponsors etc] and advising them of what has happened will not be sufficient, they will need to know the impact, the damage done so to speak and how quickly it can be corrected, put the project back on track and at what additional cost and resources.

As you say they did not complete so the original focus date has gone out of the window! you will need to provide an Exception Report to your Stakeholders [Senior Management] stating the facts and proposed new dates for them to agree a new delivery and additional budget.

Just out of interest was the Risk and Issues log updated or at least put down as a Risk that Contractors\Resources may not deliver on time! just a thought.

Hi Kimsan,
Sounds like you need stronger contracts with your sub-contractors with some penalty clauses. I would add this to your lessons learnt register. As to what to do now? You need to talk to your sub-contractors and work out a new plan that they will commit to. Don't forget to add in some contingency, to cover bad weather etc.
Then go to management with the new plan, but as senior management do not like surprises I would raise this as an issue and keep your sponsor informed as to what you are doing and how you are progressing. If necessary, bringing in senior management to contract negotiations can be effective especially if you can show you have alternative suppliers you are considering. So keep the pressure on the sub-contractors and if you think it appropriate have daily contact with them to ensure that they are on track.
