I am looking for a PMP having real estate background

I am a Japanese businessman and live in Japan. My profession is real estate development. There are few PMPs in Japan, who have real estate business background. Is there any way to look for other PMPs who would somehow help me either by business base or just giving advice through PMI worldwide network?

Dear Mr. Rami Kaibni,

This is Hideki Furuya, who asked support of PMPs outside of Japan by way of PMI HQs’ network.
Thank you for replying to my inquiry. I am so sorry to respond late.
As I am writing, there are very few PMPs having real estate business background in Japan. PMI Japan cannot seek the suitable PMPs, so I have no choice but using PMP HQs’ network. I feel like a victim in a wrecked ship but am relieved to find a mate.
I have a few real estate projects now, and they are prone to change because of coronavirus pandemic and unstable economic situation in Japan.

I am a Japanese PMP specializing in real estate development, investment and operation. I have been working at Shimizu Corporation, a Japanese general contractor having arms of construction, plant engineering and real estate business for more than 30 years.
I have completed 3 domestic development projects, 2 office buildings and 1 rental apartment, as a PM. After my PM role assignment, I move to PMO, to cover planning, legal, general affairs, HRs, information system issues. Advising overseas development projects of Shimizu is one my mail assignments.

Regarding project management, Japanese real estate development companies use their own method to develop a real property. Of course, in order to develop a property, a development manager need to provide all the necessary tasks and processes, of which procedures, sequence, terms and related documents are somehow different company by company, or manager by manager. There is no universal way like one based on PMBOK. There are few PMPs having real estate background in Japan beside me. As far as a Japanese developer solely manages a domestic simple project with reliable professionals, it hardly has a problem. But, in case of a JV project, a gigantic project, a complicated complex project or a project with non-Japanese stakeholders, it often has a problem in term of project management.

I am assigned to some development project in Shimizu now. I am trying to apply PMBOK method for those projects. I have reviewed the development method and procedures of Shimizu in accordance with PMBOK. I would like to upgrade the method with savvy of PMBOK and best practices of the world. That is why I am looking for a professional like you through PMI.
Unfortunately, I cannot move forward with most of my projects because of the pandemic. I just want to keep in touch with professionals in this field.
I can come to know your profession by your website. It is very helpful.
At the moment, I cannot guarantee to ask you for business assistance with fee payment, so do not disclose to me your proprietary and/or confidential information. When the situation turns good, I will contact you again.

Thank you again for your contact.
I look forward to having a chat with you in the future.

Dear Hideki

Thanks for the introduction and feedback, much appreciated and your closing statement is well noted and I look forward to that in the future.

I managed large JV projects with Japanese companies back in 2007 and it was a great experience so I am very familiar with the Japanese “Way of Working” and I even wrote an article about the Japanese approach to Project Management. Here is the link if you’d like to check it out:

I wish you all the best with your projects and looking forward to connecting with you in the near future.
