Speaking for myself, the benefit was saving time and money by not commuting to work. Normal working hours aren't 8-5 when you're working global and local projects. Since I already wasn't in the office for every meeting, I wasn't spending any more or less time on project work than I would have. Saving Changes...
It depends on the work. Where my team members were highly distributed across the local area/country/internationally, I was a lot more effective working from home than commuting to the office just to spend all my time coordinating with people virtually. Where my team is primarily co-located near manufacturing and testing facilities, being on-site makes collaboration more frequent and efficient. Saving Changes...
It comes down to expectations. If leadership expects that staff will now work longer hours for the same pay, that is not sustainable. On the other hand, if it is focused on providing a better work-life integration for staff and there are opportunities to continue to meet in person where and how it makes sense (e.g. anchoring days), then it will be helpful.
Certain types of work can be performed from home, sometimes in a better manner, since this allows you to skip time lost; for example, in the traffic when you go or return from the office. Other benefits are flexible schedules and work-life integration. Saving Changes...

I am doing home office from the last 30 years. Regarding what you stated I have to say "is up to you" talking in the extremes. In my case, between other things, home office give me the opportunity to manage my personal times and space. Perhaps because I have the chance to work "by objectives" instead of "by time tracking". Anybody who wants to devote time to project management (project time) will do regardless if they have to do and be organized. That being said, WFH or Hybrid work is here and will stay. (Not only project management is getting hybrid, but working lifestyle as well).
Here are some of the reasons :
1. Covid-19 gave many of them the time to introspect and realize that family is more important. 2. The advent of 5G technology made it more possible to work from anywhere. (home) 3. It saves commute time, gas and is good for climate. 4. Research conducted during Covid-19 showed that productivity increased when people worked from home. 5. Here in the western world, the demographics is mostly aged and most working in the industry have to play dual role of taking care of their parents as well. While some have to take care of kids. It really does help.
The future is going to be a 4 day work week to begin with and eventually a 3 day work week (with advent of A.I, robots, drones etc.). And some countries like UAE I think are experimenting with 4.5 work week.
This is just my perspective.
PS : Currently work hybrid and most companies I see are following the same. Saving Changes...
