somebody on your side signed the contract, representing your legal organization. I would recommend this person to issue a project charter and assign a project manager from your side as a counterpart to the contractor's PM. If you need a project manager, consider hiring someone.
Also, have a look at the contract to see what your organization's obligations are; they might be in the fine print.
I would echo Thomas's recommendation to bring in an external PM with past experience on similar projects to help manage things on your end in case you don't have any PMs in house.

Mallwy, I agree with Thomas and Kiron's recommendation. Bringing an external PM (hired on a project basis) to be the Owner's Representative and liason between you and the CM is a good and highly recommended option.
We actually do exactly this and been doing this for the past 10 years. Project Owners do hire us to manage their projects and be the owner representative. Saving Changes...
