How do local or national regulations influence the adoption of green building practices? Do you think government incentives are enough to promote widespread change in the industry?

Regulations can certainly force a company to better adopt green practices but in such cases, unless the desire to be "green" is baked into the company's DNA they are likely to do the absolute bare minimum to meet the regulations.

It is much better for a leadership team to fully embrace the benefits of green building practices and to bake adherence to those into their own standards & practices rather than being compelled to do so from the outside.

I do not agree about it is a matter of mindset. Example: if people take into account how all of us whom are using this site attempts against green ecosystem you will surprise. So, the question is: why we do not stop to using this site of others sites? And just to put it clear it is not a matter of the PMI. Unfortunately it is a cost/benefit reason. Just to comment, I am working adding green items to projects for more than 20 years ago including it things like that were part of my annual objectives.

Aung, regulations, whether local or national, play a critical role in shaping the adoption of green building practices, and we’re seeing this more clearly in Canada with updates to building codes and the introduction of step codes. These regulations are setting higher standards for energy efficiency, sustainability, and environmental responsibility in construction.


However, implementing these green building initiatives often comes with significant upfront costs for developers, particularly for smaller organizations or those with limited resources. To encourage broader adoption, I believe the governments should enhance their incentives. This could include more substantial financial support, tax breaks, or grants aimed at reducing the financial burden of adopting green technologies and meeting higher environmental standards. Stronger incentives will support a more widespread and sustained shift toward sustainable building practices.

Building codes may actually prevent the incorporation of "green" building practices as they are oriented around traditional processes and methods and evolve slower than emergent technology. Just because there is a new process or material that meets or exceeds the requirements of the legacy equivalent does not mean it has been codified as acceptable.

Thank you, Sergio, Rami, and Keith, for sharing your perspectives. I agree that the building and construction sector generally adopts new technology or processes slowly, but with appropriate leverage and support from regulators, change can occur.
