The PMBOK guide contains many theories about project management and I appreciate that. But I want someone to explain me in reality how do we manage a project. I mean what should I do first, second, .

Yes, as a PM in real world, you do apply PMBOK theories as needed. Essentially you manage triple constraints as a PM- managing scope, cost, time. When something is off track, you are managing your risks and issues. Really these 5 topics are key, however these are vast and interlinked. So, no short answer. But you do the management via the PM phases PMBOK mentions(Initiation through Closing). I plan to write my second book on practical project management, which covers these topics for someone that want to execute seamless projects in the real world.

The PMBOK does not contains theories. And project management does not end in the PMBOK. What you are looking for is to understand about project life cycle. Project life cycle to use will depends on the analysis you will make before the project starts. Inside the analysis you have to understand your organization current situation by analyzing the enteprise architecture and the type of product and opportunity framework you have to create the product/service/result. While I do not like it as a point of reference take a look to Wikipedia by searching about project life cycles.

Discovery, discovery, discovery. Don't focus on how to build a lifecycle, rather focus on the business case and charter. From there, work hard on ensuring your stakeholders and key leaders understand the importance needing the business case, gathering risks, and aligning the teams to agree the project should or should not happen. If that is done well, the "cycle" and timeline is not as critical, unless you are managing to a critical release date that was tossed on your lap, in which case, you are working backward as fast as possible anyways.

I'd recommend you read Rita Mulcahy's book for this question.
