SRM based on IFC, Shop Drawings or BOQ?

Can you explain about SRM should be based on IFC drawings or Shop Drawings or BOQ or Project Manager Experience?

I think that IFC issued for construction is more authentic and stamped by professional body and it is approved foundation to execute but in field work might have little changes due the situation then As Built drawing may be sent back to the consultant to include the changes and modify the IFC and stamp it again with revision number
BOQ is just a BOM to help you procure the materials, PM experience is definitely important to sort out and find if any discrepancies present.

Hi Mr. Peyman, Thank you for your response, I agree with Mr. Mounir that the BOQ should be based on IFC but as you mentioned in reality I always found that it misses something or it has differences and that's where our experience comes to take corrective action and it is a procedure of changes and back and forth with who ever issued the IFC, some materials must be ordered based on IFC before time due to long delivery, and some materials may depends on shop drawing for more clarity.

Well, your detailed BOQ should be based on your IFC is not that the case? Then you use IFC to order equipment and major items. Now, in the field, if that what you use SRM for (Site), then it is likely that will depend on shop drawings because you might have bulks not on the BOQ

Hi Mounir, There are differences always between BOQ signed during tender stage and IFC drawings, So need time from QS department to arrange MTO ( Material Take Out ) also for Shop Drawings will take time from Auto Cad Section, so your idea is to raise SRM/PR/MR based on what?

Hi Mr. Peyman, Thank you for your response, I agree with Mr. Mounir that the BOQ should be based on IFC but as you mentioned in reality I always found that it misses something or it has differences and that's where our experience comes to take corrective action and it is a procedure of changes and back and forth with who ever issued the IFC, some materials must be ordered based on IFC before time due to long delivery, and some materials may depends on shop drawing for more clarity.

Hi Mr Riyadh, Thanks for your info and I am agreed fully with you that we shall order the material based on IFC drawings and some materials definitely need to have shop drawings to raise the order but to use IFC and Shop drawings will take minimum two months then what is your idea to save time and solve this issue?

Hi Mr. Peyman, This is a tricky part ordering materials for procurement based on IFA drawings carry high risk in case of a major shift in design, but assuming that you know the sponsor and trusted him in the past with other project then you may take risk to order critical materials which wont be effected by big change and can be used on other project in case this one get cancelled.
But I favor waiting two months that's a clear constrain which can be handled by schedule compression techniques and carry less cost than having wrong materials.
You also might be able to negotiate with the vendor to put a hold on materials or return policy in case some change happens.

Hi Mr Riyadh,Yes agreed fully which depend on sponsor / client, we can take decision. I had client before one ministry that accepted for me to order 10% more material and they would pay balance and keep for operation and maintenance but many clients are not having budget.
What do you think that we order 80% or 70% of BOQ as my idea to save the time?
As you are well awared two months need to arrange for shop drawing then after that QS works will be started to taking out the material which will be 4 months and normally for one year job will be very difficult and tight time to wait 4 months to order material,

Mr. Peyman-
1) the IFC is the latest and greatest version of the original IFB plan used to (theoretically) supply an accurate tender. Hopefully, you will have an in-house staffer to produce an independent Quantity Survey based upon the accurate IFB Plans
2) One of the Basic Truths about Construction- neither the Architect nor your Tender guys have the actual Construction knowledge to produce an accurate BOQ. In my long career I have never found the BOQ produced with the accuracy required to Build.
One example: we recently installed some pipe in preparation for Building Construction. The pipe was down 3m and was 1km in length. The architect BOQ excavation was roughly 3000 cm. The math looks good. However, the Quantifier knows nothing about OSHA requirements (safety) and did not anticipate the additional excavations required for access, benching and safety- actual excavation was 15000 cm.

Regarding producing BOQ, need QS team has knowledge of POMI otherwise this example you have mentioned always will be problem even in tendering stage and afterward in execution, I had many examples on such cases ... My idea is that we can order 70-80% of BOQ material at beginning to save the time, what is your idea?
