Define

Construction management refers to the oversight and coordination of the construction phase of a project.

Purpose

The purpose of construction management is to ensure that all aspects of construction are executed efficiently and effectively for the owner. This includes ensuring safety, adhering to schedules, staying within budget constraints, and conforming to all relevant standards and guidelines.

Typical Responsibilities

Construction management involves a range of responsibilities, including but not limited to:

  • Quality assurance/quality control
  • Environmental, health, and safety management
  • Cost management
  • Schedule analysis
  • Document control
  • Change management
  • Contract compliance
  • Claims avoidance
  • Inspections

Relationship with Owner can vary

The relationship between the construction manager (CM) and the owner can vary depending on the contractual arrangement:

Agency CM:

  • Provides professional services on behalf of the owner.
  • Contract is typically with the owner or the project manager (PM).
  • Contractors have contracts directly with the owner.
  • Reports to the owner or the PM.

CM-at-Risk:

  • Assumes responsibility for performing the construction work.
  • Contract is typically with the owner or the PM.
  • Subcontractors have contracts directly with the CM.
  • Reports to the owner or the PM.
